SUN PRAIRIE -- The development of Sun Prairie's west side is continuing to evolve with three projects under construction in and near the Shoppes of Prairie Lakes.
The Decker family, founders of Mega Rentals, a Madison traffic safety products and service company, is developing a parcel of land they own at 390 S. Grand Avenue for a 9,700 square-foot restaurant and retail building that is across the street from a Menards that is scheduled to open in spring 2018. Just down the street, work is proceeding on a 124-room Hilton Garden Inn that will also include a Johnny's Italian Steakhouse.
Ground was broken in April for the Decker project that, when completed by October, will be home to a Red Wing Shoes store, Firehouse Subs, Club Pilates and Wisconsin Dental Health. A tenant for a remaining 1,450 square-foot space in the building has not been announced.
"It's an ideal location for any business," said Jesse Schluter of Wisconsin Commercial Real Estate in Middleton. "There are a lot of opportunities for people to find everything they need right in this sub-market."
The Deckers partnered with Schluter to help attract tenants to the development while Geoffrey Vine of Vine CM Consulting coordinated the site plan, building design and is overseeing the construction process, according Schluter.
Megan Decker founded Mega Rentals in 2002. The company initially focused on crash cushion and safety fence installation but over the past 15 years has expanded into a wide range of traffic safety products that include signs, barricades, orange barrels, temporary pavement markings and safety programs. Decker's parents, Keith and Jane Decker, founded Traffic Signing & Marking in the 1970s and her grandfather, Ken Decker, had a long career in the traffic safety industry beginning in the late 1950s.
The Deckers first foray into commercial real estate development is occurring in one of the fastest-growing cities in Wisconsin and adjacent to what has become of one Dane County's largest shopping centers. The Shoppes at Prairie Lakes is home to a Target, Costco, Marcus Theatres complex, Cabela's, Woodman's Food Market and several other retailers and restaurants.
The 270,000 square-foot Menards is being built on 28 acres of land at 355 S. Grand Ave. and includes a building supply yard of more than 150,000 square feet. The Eau Claire-based home improvement retailer currently operates three stores in Dane County: near East Towne Mall, near Mineral Point and Watts roads on the Far West Side, and in Monona.
The $24 million Hilton Garden Inn and Johnny's Italian Steakhouse is being developed Heart of America, an Iowa-based hotel and development company, and will include 9,500 square feet of event and meeting space, something officials have said is lacking lacking in the city.
The project is scheduled to open in late 2018. Heart of America was founded in 1978 and has more than 40 hotels and restaurants in six states. The opened its first Johnny's Italian Steakhouse in 2002 in Des Monies, Iowa, and now has 10 of the restaurants in its portfolio, including a location at Greenway Station in Middleton.
