COVID-19 Specific Information and Services
Like most businesses, we have been monitoring the current situation regarding COVID-19. As businesses continue to update their current operating procedures, we want to share with you what our plan is moving forward. Of course, we’re all taking it day by day so please be patient with us. We are proceeding with business as usual – just a few changes to keep everyone’s health and safety in mind.
Showings – We are working with the local realtors in our area to limit the amount of people attending showings at one time. We are checking with our Buyers to be sure no one is displaying any signs of illness prior to committing to a showing – this goes for our agents as well. We’re encouraging Buyers to drive by properties they may be interested in prior to requesting an in-person showing.
Open Houses – We are recommending to our Sellers that we are not holding Open Houses at this time – most of the local Realtors are doing the same. There are many other ways for Buyers to view the details, photos, and video or even live video tours of the property, including via private showings if everyone is healthy.
Inspections – Many inspectors have implemented a temporary rule indicating that no one, other than the inspector, is to attend inspections. The comprehensive report with photographs will be shared with the Buyers the same day as the inspection. A follow-up phone call from the Inspector to the Buyer at the end of the inspection can be requested to review any concerns the Inspector may have.
Appraisals – We have not seen a lag in appraisal turnaround times as of now. As this is an appointment that only the Appraiser attends, no changes in who is allowed at the appointment have been made.
Closings – Title companies are taking measures to ensure that ONLY the Buyers/Sellers who are signing documents at closing are present at the title company. In addition, many of them are only allowing one group in at a time, signing documents, and disinfecting the room prior to the next group coming in. Closings have not been delayed at this point either.
New listings continue to hit the market every day and Buyers are stilling requesting showings – which means the market is continuing to move.
