Final approval of a mixed-use apartment complex at the corner of South Park Street and Fish Hatchery Road is essentially down to consideration of one corner.
Granted, developer Terrence Wall said, it's a pretty important corner: The design of the triangular end of the property where Park and Fish Hatchery meet has bounced back and forth from architect Randy Bruce and Madison's Urban Design Commission.
Yet another design had one pillar at the point, with balconies moved from the corner to the Park Street side.
At its July 29 meeting, the Urban Design Commission referred the project for further discussion. The body's only scheduled meeting this month is Aug. 12.
"The discussion on the (flatiron) element of the building has been substantive every single time," city planner Alan Martin said.
The commission's final approval is one of the last hurdles before Wall hopes to break ground on the project, which calls for 164 apartments and 6,000 square feet of first floor commercial space.
Tentatively called Wingra Point II, the flatiron-style project on the site of the former Bancroft Dairy also has 5,000 square feet of live-work space and 173 parking spaces.
Situated next to the Wingra Family Medical Center that opened in 2013, the project was originally planned for six stories but was shortened to five in response to concerns of neighborhood residents. The Wall-developed Wingra Point apartments opened last year across Fish Hatchery Road from the Wingra Point II site.
A November groundbreaking could mean opening of the first phase in March 2017, Wall said.
Some area residents have raised concerns about traffic, parking and water runoff, but the project was approved by the Plan Commission and City Council.
